An overview of local market performance

The property market in the Sutherland area has been performing strongly over the past 12 months with most suburbs reporting median price growth. Listing numbers have dropped compared to this time last year and there are currently 3790 listings on the market across the region, symptoms with Engadine having the most house listings with 210 houses on the market.

In sales, the market is showing a drop in total stock sold from 4353 sales last year to 3640 now.

Median house sales prices have moved within a range from -9.2% in Sylvania Waters to 25.0% in Burraneer with median unit sale price changes ranging from -6.6% in Woolooware to 28.5% in Jannali. The median price of a home in Burraneer is now $2.38 million. Gymea is growing 24.6% with median prices at $1.18 million and Sutherland is growing across 47 individual house sales with a median of $1.11 million.

The most traded suburb for houses in our area has been Engadine with 185 homes sold while Cronulla had the most unit sales at 365 units sold over the past year. Houses prices in Engadine have performed well with growth of 11.1% and a median price of $889,000. Jannali has demonstrated the strongest price growth for units with prices rising 28.5% over the past year. The median price for units in Jannali is now $705,500 and with a median rent of $410 a week, they offer a rental yield of 3.0%.

The time it takes to sell a house in our region ranges from 35 days in Loftus to 162 days in Woronora, and the shortest median time to sell a unit is 22 days in Heathcote.
